The Lux Villa Poljine project represents a complex of collective housing with a high degree of intimacy in each unit. It is located on the suburban slope of Poljine, with a direct orientation towards the city of Sarajevo. The size of each villa is 15.2 x 10.4 m, multiplied four times on the plot. The floor area of the villa is as follows: garage 154.9 m², ground floor 169.28 m² and first floor 128.39 m². The total usable area is 452.57 m². Pedestrian approaches are on the southeast side of the villa, and vehicular access is on the southwest. The lower belt of the villa is accessed directly from the main road, and the upper belt from the new road within the complex (which also connects to the main road).

The form and volume of the villa arose out of the need to unify functional, traditional and environmentally conscious design. In order for the planned villa to be fully adapted to its terrain, but at the same time accentuating it, we were guided by the idea of a villa like a rock springing from the natural configuration of the found terrain and enriching it with its own design. The principle and concept of shaping the villa itself respects proportion, balance, opposition and gradation, with an element of asymmetry. It opens to the Sun and aims for the sky and an unobstructed view of the city of Sarajevo. The slope of the roof is 7.2°, while its highest elevation is 7.97 m, and the lowest is 6.06 m. The villa consists of three floors (F+F+1) intended for family living. The height of the ground floor is 2.65 m and the basement is 2.55 m. The floor height is variable due to the slope of the roof and ranges from 2.71 m in the bedrooms to 3.90 m in the master suite).

The spatial organization organization of the villa is very simple, with an emphasis on functionality and comfort. On the ground level, there is a public part of the villa - a living room with a kitchen and a dining room, a guest bedroom with a private bathroom and a wardrobe. The laundry room on the ground floor has its own exit to the outside for functionality and practicality. An open three-legged staircase leads to the first floor, which is an intimate part of the villa, with bedrooms for children and a master bedroom with private rooms and central storage. From the new ground floor, an open staircase descends to the basement, which in that part is enriched with indoor greenery. The basement consists of ancillary facilities, a garage and a multifunctional room that can be a rest room, a gym, a billiards room etc. The open staircase and the central wardrobe for the master bedroom are lit by skylights. Additional lighting in the basement is provided by side skylights and basement windows.

Lux Villas Poljine are located in the settlement north of the city of Sarajevo, in the direction of the first city transversal road. The morphology of the terrain is inclined towards the south-west, it represents orientation convenience for future built structures.
